We are in the early stages of our busy selling season here in the Lakes Region. I thought I would research a number of the towns and lakes in the region to see how many active real estate listings we have available. Here’s a breakdown of what’s for sale, including residential, water access, and waterfront single-family homes.

Alton: 38 listings ranging from $110,000 to $12 million; median listing price of $739,500 and 49 days on the market.

Belmont: 23 listings ranging from $224,000 to $5 million; median listing price of $624,900 and 40 days on the market.

Center Harbor: Three listings ranging from $689,000 to $995,000; median listing price of $949,000 and 46 days on the market.

Gilford: 31 listings ranging from $425,000 to $5.4 million; median listing price of $929,000 and 51 days on the market.

Gilmanton: Nine listings ranging from $259,000 to $2.2 million; median listing price of $475,000 and 30 days on the market.

Holderness: Three listings ranging from $2.75 million to $4 million; median listing price of $739,500 and 49 days on the market.

Laconia: 45 listings ranging from $275,000 to $4.1 million; median listing price of $829,900 and 42 days on the market.

Meredith: 35 listings ranging from $374,900 to $6.2 million; median listing price of $1.5 million and 25 days on the market.

Moultonboro: 29 listings ranging from $449,900 to $7.3 million; median listing price of $879,000 and 62 days on the market.

New Hampton: Seven listings ranging from $375,000 to $1.25 million; median listing price of $675,000 and 15 days on the market.

Sanbornton: Six listings ranging from $498,000 to $1.65 million; median listing price of $799,000 and 27 days on the market.

Tilton: Three listings ranging from $130,000 to $420,000; median listing price of $389,000 and 129 days on the market.

Tuftonboro: 18 listings ranging from $178,000 to $5.5 million; median listing price of $772,000 and 44 days on the market.

Wolfeboro: 36 listings ranging from $268,000 to $13.5 million; median listing price of $947,450 and 76 days on the market.

Condominium listings

Laconia has by far the largest number of condominium listings, with 61 that range from $169,900 to $2 million. The median listing price is $589,000, and days on market 63. Meredith has five listings with a median list price of $650,000. Gilford has nine with a median list price of $475,000. Moultonboro has five with a median list price of $1 million. Sanbornton has two with a median list price of $299,450. Tilton has four with a median list price of $296,950. Tuftonboro has three with a median list price of $799,999. New Hampton has one at $379,900. Wolfeboro has four with a median list price of $725,000. The other towns do not have any condominium listings.

Waterfront listings

Lake Winnipesaukee: 48 listings (six are island listings) ranging from $625,000 to $13.5 million; median listing price of $3.23 million with 66 days on the market.

Lake Winnisquam: Six listings ranging from $1.5 million to $3 million; median listing price of $1.87 million with 91 days on market.

Squam Lake: Four listings (one is an island listing) ranging from $2.8 million to $7.3 million; median listing price of $3.75 million and 108 days on the market.

Newfound Lake: Four listings ranging from $1.1 million to $3.5 million; median listing price of $2 million and 37 days on the market.

So, there you have it, a rough sketch of what’s presently available for sale in some of our towns and on some of the lakes in our region. There are many other options that are not shown in the breakdown. It will be interesting to see how fast the current inventory gets absorbed this summer and fall. The price ranges have climbed considerably over the last five years.

We are now seeing the market stabilize with many sellers hitting a ceiling with what the market will support. Sellers who list high are facing reality with price reductions, and this trend will likely continue into the fall.
