We are five months into our Lakes Region real estate market for 2025. I thought I would research how our waterfront sales are performing around our area lakes. Here is a breakdown of the first five months of 2025, compared to the same period in 2024.  

Lake Winnipesaukee including island sales 

2025 saw 15 sales with a median 65 days on the market; the median sales price was $2.19 million; the average sales price was $2.6 million, the highest sale price was $5.5 million, and the lowest sales price was $725,000. Total volume was $38.86 million. 

2024 saw 19 sales with a median 34 days on the market; the median sales price was $2.59 million; the average sales price was $2.8 million; the highest sale price was $6.3 million, and the lowest sales price was $480,000. Total volume was $54.1 million. 

Lake Winnisquam waterfront sales 

2025 saw three sales; median days on the market was 70; the median sales price was $1.95 million; the average sales price was $1.9 million; the highest sale price was $2.1 million; and the lowest sales price was $1.65 million. Total volume was $5.7 million. 

2024 saw nine sales; median days on the market was 26; the median sales price was $1.43 million; the average sales price was $1.6 million; the highest sale price was $3.6 million, and the lowest sales price was $360,000. Total volume was $14.2 million. 

Newfound Lake waterfront sales

There have been no sales on Newfound Lake in the first five months of 2025. 

2024 saw two sales; median days on the market was 60; the median sales price was $725,000; the highest sale price was $1 million; and the lowest sales price was $425,000. The total volume was $1.45 million. 

Squam Lake waterfront sales

There have been no sales on Squam Lake in the first five months of 2025.  

2024 saw four sales; median days on the market was 66; the median sales price was $3.7 million; the average sales price was $3.4 million; the highest sale price was $4.75 million; and the lowest sales price was $1.45 million. Total volume was $13.6 million. 

Lake Waukewan waterfront sales

2025 has seen one sale, with 57 days on the market, and a selling price of $1.15 million. 

2024 saw two sales; median days on the market was 67; the median sales price was $1.14 million; the highest sale price was $1.49 million, and the lowest sales price was $792,000. Total volume was $2.3 million. 

Merrymeeting Lake waterfront sales

There have been no sales on Merrymeeting Lake in the first five months of 2025. 

2024 saw one Sale, with zero days on the market, and a selling price of $1.6 million. 

Lake Kanasatka waterfront sales 

There have been no sales on Kanasatka Lake in the first five months of 2025. 

2024 saw two sales; median days on the market was four; the median sales price was $690,000; the highest sale price was $825,000; and the lowest sales price was $555,000. Total volume was $1.38 million. 

Lake Opechee waterfront sales 

There have been no sales on Lake Opechee in the first five months of 2025. 

2024 saw one sale, with five days on the market, and a selling price of $1.16 million. 

When you compare the waterfront sales activity on the eight lakes above, there is a considerable drop in the number of closed sales, year to date, compared to 2024 for the same period.

It’s discouraging to know that on five out of the eight lakes reviewed, there were no sales to date in 2025. The five lakes with no sales for 2025 were Newfound, Squam, Merrymeeting, Kanasatka, and Opechee. It will be interesting to see how the second half of the year plays out.

We all know we had turbulence in the stock markets, major tariff concerns, and a couple of wars creating uncertainty. Also, inventory shortage, pricing issues, and interest rates played into the equation.

Looking at the current inventory for sale on Lake Winnipesaukee, there are 41 active single-family listings, of which five are island properties. The two lowest-priced properties are at $699,000 on Sleeper Island and Rattlesnake Island. The highest priced waterfront is at $10.95 million, located at 20 Wyman Drive in Wolfboro.
