All of us have celebrated New Year’s Eve as we look forward to a prosperous and healthy New Year in 2026. I always look forward to this time of year. As we enjoy the festivities of the holidays and look forward to what lies ahead, it’s also good to look back and celebrate what we experienced during 2025.

I’m happy to report that our real estate experience during 2025 was very positive in the Lakes Region. At the beginning of the year, I had my concerns, however as the year progressed, the winds of the markets gently increased and the Lakes Region market ended the year on a very positive note, improving over the year 2024. Here are the results.

Single-family home sales by county

Belknap County

2025: 785 sales ranging in price from $60,000 to $9 million with a median price of $520,000 and average of 13 days on the market. The total sales volume was $582 million.

2024: 770 sales ranging in price from $75,000 to $7 million with a median price of $500,000 and average of 12 days on the market. The total sales volume was $560 million.

Carroll County

2025: 927 sales ranging in price from $60,000 to $8 million with a median price of $507,500 and average of 21 days on the market. The total sales volume was $695 million.

2024: 841 sales ranging in price from $55,000 to $7 million with a median price of $471,000 and average of 17 days on the market. The total sales volume was $561 million.

Grafton County

2025: 874 sales ranging in price from $37,500 to $5.3 million with a median price of $462,500 and average of 16 days on the market. The total sales volume was $534.7 million.

2024: 885 sales ranging in price from $50,000 to $5.9 million with a median price of $430,000 and average of 12 days on the market. The total sales volume was $514.2 million.

Condominium sales by county (excluding timeshares)

Belknap County

2025: 257 sales ranging in price from $70,000 to $2.4 million with a median price of $441,000 and average of 16 days on the market. The total sales volume was $132.3 million.

2024: 234 sales ranging in price from $77,750 to $1.5 million with a median price of $394,500 and average of 19 days on the market. The total sales volume was $112 million.

Carroll County

2025: 187 sales ranging in price from $110,000 to $2 million with a median price of $405,000 and average of 27 days on the market. The total sales volume was $100.2 million.

2024: 189 sales ranging in price from $170,000 to $1.6 million with a median price of $430,000 and average of 15 days on the market. The total sales volume was $100.8 million.

Grafton County

2025: 362 sales ranging in price from $107,000 to $1.9 million with a median price of $395,000 and average of 18 days on the market. The total sales volume was $172.4 million.

2024: 344 sales ranging in price from $105,000 to $2.1 million with a median price of $395,650 and average of 13 days on the market. The total sales volume was $157.9 million.

Lake Winnipesaukee waterfront home sales (excluding island properties)

2025: 85 sales ranging in price from $665,000 to $8.1 million with a median price of $2.75 million and average of 26 days on the market. The total sales volume was $255.2 million.

2024: 71 sales ranging in price from $500,000 to $7 million with a median price of $2.5 million and average of 22 days on the market. The total sales volume was $200.8 million.

Lake Winnisquam waterfront home sales (excluding island properties)

2025: 19 sales ranging in price from $675,000 to $4.75 million with a median price of $1.5 million and average of 25 days on the market. The total sales volume was $31.5 million.

2024: 17 sales ranging in price from $360,000 to $3.6 million with a median price of $1.4 million and average of 20 days on the market. The total sales volume was $24.6 million.

Newfound Lake waterfront home sales (excluding island properties)

2025: Six sales ranging in price from $998,000 to $2.6 million with a median price of $1.1 million and average of 35 days on the market. The total sales volume was $8.6 million.

2024: Six sales ranging in price from $425,000 to $4.7 million with a median price of $2 million and average of 26 days on the market. The total sales volume was $13.7 million.

Squam Lake waterfront home sales (excluding island properties)

2025: Five sales ranging in price from $1.4 million to $6.5 million with a median price of $5.9 million and average of eight days on the market. The total sales volume was $23.1 million.

2024: Six sales ranging in price from $1.4 million to $5.9 million with a median price of $3.7 million and average of 24 days on the market. The total sales volume was $21.7 million.

You can see from the above, sales results were very favorable for 2025. Individual unit sales increased in almost all categories. Median sales prices, likewise, increased in the majority of categories and days on market had a slight increase, however they remained at consistently low levels.

It’s interesting to see the median sales price for single family homes in Belknap County was $520,00, in Carroll County it was $507,500, and in Grafton County it was $462,500.

For condos, it was $441,000 in Belknap County, $405,000 in Carroll County, and $395,000 in Grafton County.

Lake Winnipesaukee experienced an increase in sales this year with a median sales price of $2.75 million with sales prices ranging from $665,000 to $8.1 million.

Lake Winnisquam produced a median sales price of $1.5 million, Newfound Lake ended up with a median sales price of $1.12 million and Squam Lake’s median sales price was a whopping $5.9 million for only five sales.

I remember reporting back in July that the New Hampshire real estate market had experienced 65 consecutive months of monthly price increases compared to the same month of the previous year. Yes, New Hampshire has been on a roll and so has the Lakes Region.

We do have some serious affordability issues that everyone is concerned about and of the biggest challenges facing the Lakes Region today is finding a balance between development and conservation. The Lakes Region’s charm lies in its natural beauty and its small town atmosphere — qualities that are threatened if development is not thoughtfully managed.

We live in a beautiful area, let’s all work together to preserve its natural beauty. Most importantly of all. I wish all of you a happy and healthy New Year.
