BELMONT — John Conforti Jr. had been trying to buy a home for himself and his daughter, Hartley, but each time he pursued one, he was outbid. His experience reflects what many local buyers face today: strong competition, multiple offers, and cash offers that financed buyers often can't match. Then he toured 92 Gilmanton Road in Belmont.
Conforti Jr. lives with significant neurological effects resulting from years of untreated chronic Lyme disease and co-infections, an illness that has affected much of his life. Finding a home that worked for him physically was therefore an important part of his search. The Gilmanton Road house had been outfitted with numerous accessibility features for its longtime owner, Barbara Budroe, who lived there for decades before moving to a nursing home, where she passed away at age 96. As Conforti Jr. toured the property with his agent, Joanne Chergey of Century 21 Circa 72, he told Roche Realty Group agent Alan Silberberg how those features could help him. He also pointed out how close the home was to a school Hartley would soon attend. It was an ideal fit.
Once the property was under contract, the people involved worked well together to bring the purchase to closing. Chergey put considerable time and effort into helping Conforti Jr. Denise Hubbard, of Meredith Village Savings Bank, served as the liaison with New Hampshire Housing and the Federal Housing Administration. Attorney Phil Brouillard represented Barbara's estate, and Henry Welch served as its executor. Silberberg was the listing agent.
There were many happy tears at the Sept. 15 closing. Hartley had turned four the day before, and she and her dad were getting ready to move into their new home. After a series of disappointing bids, Conforti Jr. had secured a house that suited both his and Hartley’s needs.
For Silberberg, the sale was a reminder of why he loves his work.
"It was wonderful to see everyone collaborate so well on this transaction," he said. "Every person at that table cared about getting John and Hartley home. This is what our work is really about: helping make people's dreams of owning a home come true."
