With 71 square miles of sparkling water and 274 islands to meander through, Lake Winnipesaukee is one of New England’s most treasured destinations. Along its scenic shoreline in the vibrant town of Meredith — recognized by Travel + Leisure as one of the best small towns on the east coast — you’ll find The Grouse Point Club, an amazing four-season waterfront community offering a unique blend of comfort, recreation, and natural beauty.

The Grouse Point Club is Meredith’s premier gated community on Lake Winnipesaukee. I remember when Frank Roche of Roche Realty Group sold the original 82-acre waterfront parcel to the original developers, CMB Construction and Savers Bank. The development was later conveyed to Charles Hugel, former chairman of the Board at RJR Nabisco, with Bill Cargill overseeing its completion.

Today, the Grouse Point Club is a real gem on the Big Lake. The amenities are truly first-class: Three sandy beaches, a private yacht club with beautifully updated slips, and a magnificent 7,000-square-foot clubhouse overlooking the water. The clubhouse features a heated indoor pool, hot tub, fully equipped fitness room, locker rooms, a spacious function room (with a kitchen), a sunroom, and a conference room. The rooftop sun deck offers panoramic lake views — perfect for relaxing with a drink or a good book. Just outside, you’ll find two lighted tennis courts, a children’s play area, and golf cart paths that lead residents to the shoreline recreation area, dockmaster’s house, and a cabana with 35 individual boat slips plus a mooring field.

Whether you’re looking for a custom single-family home or a spacious townhouse-style residence, The Grouse Point Club offers top-quality homes surrounded by beautifully landscaped grounds, extensive stonework, rolling lawns, and magical lake and mountain views. It’s a private, gated community with a low-density land plan, thoughtful architecture, and exceptional privacy.

The community’s location in Meredith — boasting stunning lake views, a crystal-clear shoreline, and a best-in-class amenity package — is what truly sets Grouse Point apart.

I’ve been practicing real estate in the Lakes Region for 31 years and have personally sold 10 properties at Grouse Point. My clients consistently give glowing reviews — they love it here! Many second-homeowners and semi-retirees rave about the community’s amenities, convenient location, and the lasting friendships they’ve formed. The quality of upkeep and property management is truly impressive.

It’s highly unlikely that another gated lakefront community of this caliber will ever be developed on Lake Winnipesaukee. Grouse Point offers a rare blend of beautiful homes, natural landscape, and exceptional amenities.
