LACONIA — The sixth of 18 lots in the second phase of the Lakes Business Park has been sold to PEM Real Estate LLC, whose principal, Peter Morrissette, owns and operates Joyce Janitorial Services, which serves a variety of commercial and residential clients across central New Hampshire.

PEM Real Estate LLC purchased lot 13, a 2.33-acre parcel, which was listed at $92,423, for $75,000. The lot is served by water, sewer, natural gas and three-phase power.

Morrissette said Wednesday that he intends to construct a 9,000-square-foot building on the lot, primarily to house his real estate business and property management operations. He said that there is space on the property for second building of the same size, but as yet he has no plans to undertake further development of the lot.

The business park is a joint undertaking by the city of Laconia and town of Gilford, both of which are represented on the commission that oversees undertaking. The transaction was recommended by the Lakes Business Park Commission and approved by the both the Gilford Board of Selectmen and the Laconia City Council. The second phase of the park lies in Gilford and development of the lot will require review and approval by the Gilford Planning Board.

The second phase of the Lakes Business Park opened in 2004 and the first two lots were sold in 2005 and 2006, but the pace of sales has slowed ever since. Altogether there are 18 lots and two common areas in the second phase of the park, ranging in size from 2.29-acres to 3.94-acres and listed between $92,423 and $236,400.
