I wanted to take a quick peek at how the real estate market in the Lakes Region has performed this year to date. I pulled all of the information from the 25 towns and cities that represent the Lakes Region. Here’s a breakdown of how the year looks so far compared to the same period last year.

You can see from the above that we had an increase in unit sales of single-family homes, while condo sales dropped slightly. The median sales price and total sales volume likewise increased for both single-family homes and condos.

For single-family homes listed for sale, the numbers went up again, and the median asking price of $665,000 showed a considerable increase over the median sales price of $554,500.

For condos listed for sale, we saw an increase in units compared to the previous year; however, the median asking price stayed about the same as this year’s median sales price.

It looks like it’s been a pretty steady year for real estate so far in New Hampshire’s Lakes Region. We have experienced a stable market; however, now we are starting to see a shifting landscape with higher inventory, where homes are taking slightly longer to sell, and we are experiencing more price reductions. Sellers are seeing success when their homes are priced realistically based on recent data rather than past peaks.
