Looking at the sales volume and median sales prices on nine of our area lakes, it looks like we had a very strong year compared to the same period in 2025.

Comparing the periods Nov. 1, 2025 to Oct. 1, 2026 for Lake Winnipesaukee waterfront homes (excluding island properties), we have seen an 8.6% increase in the number of sales over 2025. At a record $2.8 million median sales price, with a stunning 25.9% increase in total sales volume over 2025 to date.

Lake Winnisquam reflected a 15.2% increase in the median sales price at $1.75 million and a 3% increase in total sales volume.

Newfound Lake had a remarkable 70% increase in the median sales price, at $2.3 million and a 113.7% increase in sales volume.

Squam Lake experienced a 12% increase in the median sales price of $5.1 million and a 104% increase in total sales volume.

Merrymeeting Lake showed an 8.3% increase in the median sales price of $1.3 million and a whopping 264.7% increase in sales volume.

All of the other four lakes in this report likewise showed large increases in the median sales prices.

It has been a remarkable spring, summer, and early fall, with still many weeks remaining in our desirable fall selling season.

New Hampshire is expected to have a more prolonged fall foliage season this year compared to last year’s short display. I was up in Franconia Notch this past week, and the colors along the way were stunning.

Fall typically can be one of our strongest selling seasons in the New Hampshire’s Lakes Region. Many families get their kids comfortable in school and take scenic trips up to our region to enjoy spectacular foliage and fun fall events.

The following is a breakdown of nine lakes in our region to give you a sampling of the impressive sales volume we have experienced this far:
